Does your buyer want to move in before they close on the new house?

If you have a buyer who wants to move in before they close on their house, you can speak with the seller’s agent or the sellers about a “use and occupancy” permit, which allow the new owner to take possession before the closing. This is ALWAYS a very touchy subject from the seller’s standpoint and they normally don’t go for it. Good luck!

Hi Tom,
Since the VA loan process may take a little longer, my buyer wants to add an add’l condition to the offer. He wants to be able to move in by April
17 and pay rent upto (April/May closing?) when he becomes the owner. I’m assuming we can add this condition to the offer. Please let me know the wording I should use.

By the way he got a pre-approval for a VA loan of 200k and 100% financing, so he doesn’t plan on putting any money down.
